Tenant-Centric Analysis in Portfolio Construction
When evaluating investments, the tenant perspective is central to ASB’s investment thesis and analysis. Across all real estate sectors, paradigm shifts have altered the way we live, work, and shop. The investment team at ASB seeks to identify outstanding real estate investments that are well-positioned to meet the demands of tenants in today’s dynamic market.
We seek to make investments in submarkets exhibiting attractive economic and population growth that promise to support strong income durability, lower volatility, and long-term NOI growth which drives attractive investment performance over a full market cycle.


Asset Management
Integral to our tenant-centric focus, ASB’s proactive asset management of each investment seeks to drive superior performance. Each investment team is responsible and held accountable for asset performance results through the entire holding period from acquisition, strategic planning, asset management, and leasing to eventual disposition.
The team is responsible for directing and overseeing the designated property manager executing all leasing, capital projects, annual budgeting, and strategic business planning at the asset level. In collaboration with property managers, the ASB investment team annually prepares a strategic business plan for each investment, outlining asset strategy objectives together with key operational initiatives and corresponding budget.
Core
ASB has one core, open-end investment strategy. The Fund’s strategy is to deliver superior investment performance through long-term NOI growth by assembling a portfolio of high-quality assets with unique and enduring competitive advantages that attract tenants. The strategy is focused on building a diversified portfolio of investments in high-demand U.S. markets.


Value Creation
ASB has a series of low-leverage, closed-end, value-creation investment strategies. They are focused on investment opportunities which can offer compelling risk-adjusted returns achieved through compelling acquisitions and then implementing intensive asset management strategies, which can enhance value through strategic asset management initiatives including leasing, repositioning and/or redevelopment.
Development
ASB also has experience investing in ground-up development opportunities in major markets. Upon stabilization, investments may be monetized or maintained depending on the underlying investment priorities.
